(This was created in real-time last evening at a St. Louis, Missouri REIA Meeting) As I type I’m sitting here at the South-Side (Saint Louis) investment club meeting, it’s featuring Don Derosa and his techniques for using the iPad in Real Estate.? I came here primarily because I was intrigued instantly when they announced this topic during? the meeting that Wendy Patton was featured in.? Me being a tech geek, this is right up my alley.? Now of course Don has gotta pay the bills and sell something for $1497 $997…but I’m here for the free info…well $10-info technically cuz I haven’t joined this club yet.
I’m surprised by the fact that this is the second time that I’ve been the only person with a laptop at these meetings (minus iPads).? Anyways…I’m plugged-in (damn PC laptop batteries) and and ready to go.?? Perhaps, I can make these notes as detailed as if you were sitting next to me:
Don has been introduced and he’s been talking for 10 minutes or so already and has only mentioned the iPad once.? I guess he’s setting up the sell.? C’mon…let’s get to the good stuff.
Uh oh, I he’s starting to imply that his real estate course that he’s offering is an actual app on the iPad.? He’s speaking about the fact that a lot of printed real estate materials are obsolete as soon as they’re produced.? But his materials aren’t.? I hope this isn’t what this meeting is all about.? “Push Educational Content”…who cares.
Joe McCall just walked in, said “what-up Justin”, and sat in front of me.? Is it just me or does having your own book/course make you a rockstar?? I need me some rockstar aura….hmmm…book coming soon!? “How to Invest in Real Estate with your Broke-Ass”…I’m serious!? This is the second time I’ve mentioned it.? Don’t steal my title!
I’m bored and thinking about the fact that I shouldn’t have eaten that Little Caesars Pizza that they gave out at this meeting.? The meeting sponsor (some appraiser) bought the stuff, so it was free.? But I mean, who intentionally eats Little Caesars!? That stuff is barely food.? If I’m going to eat some cheap pizza, I’d rather eat a Tombstone from the frozen-food section.? C’mon…I mean “Little Caesars”?? You might as well put a fortune (cookie) inside of the pizza crust and say, “I’m a cheap-ass and didn’t want to pay too much to sponsor this meeting…thus the Little Caesars”.? It was surprisingly delicious, however.? Naw…naw…forget I just said that because it completely counters the point I’m trying to make.
Oh shit!? This guy sitting in the row in front of me just interrupted and disrespected the hell out of Don!? He raised his hand and asked the question, “WHAT’S THE BOTTOM LINE? YOU’RE DANCING AROUND THE PRICE!!!”? Don has only been speaking for like 10 minutes! Just plain ignant (not a misspelling)!? I thought they were about to kick this guy out.? I can’t believe that just happened.? Have you ever witnessed something so embarrassing…you were embarrassed by default? ? His skeptical-ass should’ve stayed at home and watched the football game with the rest of the broke-asses (the difference between me and them – I brought my broke-ass to the meeting…a Saints victory/loss doesn’t pay any bills…they get PAID WELL to play…you don’t get PAID to watch though, huh…think about that).
The heckler completely got inside of Don’s head.? He wasn’t expecting that.? He’s now skipping through slides and stuttering, and trying to move faster.? C’mon Don…pull it together.
The heckler just left the meeting.? Surprised people didn’t start clapping. (maybe he can catch the end of the football game if he hurries).
Unfortunately. Starting to understand the heckler’s frustration.? I’m reading above….and what I’ve been typing about and is completely irrelevant to real estate.? Let’s start talking about the iPad and Real Estate already!? Don is “kind of a big deal” (Google him)…so I haven’t lost hope.
So bored I’m going to check my email…I’ll be back once I hear the word “iPad” again.

Ok, he just mentioned the term “iPad” twice in one minute.? I think we’re getting close.? He’s starting to give a background of himself now.? We could’ve started the presentation right here.
OH YEAH!!! He skipped the last half of his slides and is now whipping out the iPad!? Here we go.
He’s giving a scenario of how he uses his iPad.? He say’s that when he receives his seller lead calls, he automatically puts it into an app on his iPad.? The app maps the house, gives a Google streetview, and even tells which buyers on his buyers’ list the house’s criteria meets.? There’s a traffic view aspect of the app as well, therefore you know which is the most time-efficient route to get to the house.
He mentioned that he can do a remote-desktop session to his laptop from his iPad.? I didn’t know that.? That’s a huge plus in case you need to access something on your main laptop/desktop computer.
He speaks of the Log feature.? It allows you to take notes respective to a particular contact.? And the notes are archived per contact.? You can even email those notes.? Very interesting to me, as I take notes currently in MS Outlook.
He’s now talking about iBooks.? He says his product comes with 3 of his real estate iBooks.? This is my first time seeing the iBook feature…I know…I know…I’m late…but I have to admit this is pretty cool.
He is now bringing up a sales contract.? This may be worth the price of admission.
I’m impressed.? You can use a stylus over a PDF on the iPad and complete your contracts.? You can show up to meetings with homeowners with no papers at all.? Complete the contracts on the iPad.? And then email it to your attorney, title company, and the seller.? However, if the seller doesn’t have an email address…you can’t go paperless.
Didn’t know you could make phone calls with the iPad. Wow
*Random* I can’t stand when people don’t know “classroom” etiquette.? People are randomly blurting out questions…like 3 in a row.? Raise your hand!? Don’t they teach you that in like the 1st grade?!? And this guy with the hacking cough on the side of me needs to get a cup of water already…or go to Canada to get checked out….Jeez.
He’s going through his “Deal Evaluator” app.? This allows you to plug some numbers in and it tells you what to offer, as it factors in a lot of costs associated with Flipping.? There’s also a repair estimation aspect to it.? I like the way he says that he approaches his sellers with the Deal Evaluator app.? He basically let’s them look at his numbers and says, “this is the highest number my company will let me offer”.? Thus, it’s not him giving the low-ball offer…it’s the app.? I can see that technique providing some leverage at the “kitchen table” during negotiation.
He’s going through his product prices now.? He actually admitted that the heckler got him way off track.? It was quite clear that that was the case.? I was actually surprised by how that affected him.? I’m sure he has speaking engagements all the time similar to this one.

In Don’s defense he is a real estate investor with a product.? Of course he flew to St. Louis to sell a few copies of his course.? But he admitted was that he wasn’t aware of how his particular visit was marketed.? He said that sometimes, he does speaking engagements and they want to know all about the iPad….and sometimes he does speaking engagements and they want to know all about private money.? Since he doesn’t know what was emphasized, prior to his visit, he didn’t know which aspect of his expertise people came to see.? Understandable.? Well, in STL, the REIA club marketed the meeting all around the iPad.? So after the meeting, I talked to him and got him to show me the nuts and bolts of how he uses his iPad for business.? As he actually still is in the business and just doesn’t push books and tapes.
Save your money.? If you’ve already bought a few courses and you have a decent grasp on various investing techniques and want to supplement it with the iPad…you can do so without Don’s package.? A lot of his iPad techniques can be used sans course.? However, if you want to start from the bottom and use the iPad along with the various educational materials that Don pre-loads it with…it’s a good deal @ $1,999 (64GB iPad included, along with coaching).
Today was the first time I got to speak with Joe and formally meet him in person.? He reinforced some of things I learned from my mentor (Lawrence Roberts) about internet marketing.? He spoke about Steph Davis and Preston Ely…with what they’re doing (internet marketing wise).? People…get on board with the internet and learn all you can.? It’s not going away.? Don’t shun technology!
